Job Summary

This position is responsible to landscape or maintain grounds of property using hand or power tools or equipment. Perform a variety of tasks, which may include any combination of the following: weeding, trimming, and planting, watering, fertilizing, digging, raking, sprinkler repair during the growing season. Responsibilities also include maintaining the upkeep of the pool and spa area and maintaining safe passage for residents during the winter season.


Job Duties/Responsibilities

  1. Consistently maintain a clean and attractive environment around the exterior of the building, pool and dumpster areas, maintaining clean streets, curbs and sidewalks.
  2. Report to Property Manager any inoperable vehicles on the property.
  3. Physically walk the properties on a frequent basis and removes litter, debris, cigarette butts and pet droppings from the grounds.
  4. Care for established lawns by, weeding, and trimming and edging around flower beds, walks, and walls.
  5. Plant seeds, bulbs, foliage, flowering plants, grass, ground covers, trees, and shrubs, and apply mulch for protection, using gardening tools.
  6. Decorate gardens with stones and plants. Follow planned landscaping designs to determine where to lay sod, sow grass, or plant flowers and foliage.
  7. Maintain irrigation systems, including winterizing the systems and starting them up in spring. Use irrigation methods to adjust the amount of water consumption and to prevent waste.
  8. Prune and trim trees, shrubs, and hedges, using shears, pruners, or chain saws.
  9. Rake, mulch, and compost leaves.
  10. Trim and pick flowers, and clean flower beds.
  11. Water lawns, trees, and plants, using sprinkler systems.
  12. Maintain and repair tools, equipment, and structures, fences, and benches, using hand and power tools.
  13. Maintain the garage workshop and tool inventory.
  14. Provide proper upkeep of sidewalks, driveways, parking lots, planters, and other grounds features.
  15. Dumpster areas. Transfers trash and other items left outside of dumpster into dumpster. Pick-up and sweep area.
  16. Help shovel snow from walks, driveways, and parking lots, and spread salt in those areas as needed.

Pool Duties:

  1. The duties for Pool area include the following:
    1. Maintain proper chemical levels in the pool and spa
    2. Clean pool area
    3. Clean shower/bathrooms
    4. Empty trash
    5. Clean deck area

Job Qualifications

To perform this job successfully, an individual must meet the minimum qualifications listed below. These qualifications are representative of the knowledge, skill and/or ability required to perform this job.

Education/Experience: to perform this job successfully, an individual must have a High School Diploma or a General Education Degree. Ability to use hand tools such as shovels, rakes, pruning saws, saws, hedge and brush trimmers, and axes. Demonstrated experience performing janitorial duties.

Certificates/Licenses: To perform this job successfully, an individual must have a Driver’s License and the ability to drive for work use. Must successfully pass background check as applicable to position. Must have Pool certification or obtain it within first three months of hire.


Physical Abilities: To perform this job successfully, an individual must be able to:

  • Regularly stand, climb, walk, hear/listen, talk
  • Frequently lift up to 50-100 pounds, pull/push, carry, grasp, reach, stoop, kneel
  • Occasionally sit, crawl
  • Clearly see 20+ feet, with or without corrective lenses, ability to focus

Workplace Environmental Conditions

While performing the essential duties/responsibilities of this job, the employee will be:

  • Noise Conditions: exposed during a shift to constant or intermittent sounds at moderate to loud levels of sound dependent upon the activities of the Shelter.

  • Cold: exposed to low temperatures
  • Atmospheric Exposures: exposed to dusts, fumes, vapors, or mists.
